How to Invest in Real Estate in Pakistan With Just PKR 25,000
For most people in Pakistan, buying property means saving for years or borrowing heavily. Fractional investment removes that barrier: you buy a small share of a specific property and hold it alongside other investors. Here is how to begin with as little as PKR 25,000.
Step 1: Understand what you are buying
You are not buying "a share of a company". You are buying units of one identified property. If a shop is split into 10,300 units of PKR 1,000, then PKR 25,000 buys 25 units, a share of 25 / 10,300 = 0.2427% of that shop. Read how fractional ownership works first.
Step 2: Register and verify your identity
You need an account and KYC (know your customer): your CNIC or passport, a selfie and proof of address. This protects you and every other investor. Approval is manual and usually quick.
Step 3: Choose a property
Look at four things on every listing:
- The scheme. Rent n Grow earns rent, Build n Sell and Buy n Sell earn from a sale. See which scheme fits you.
- Value and units. How the price divides into units.
- Rent and tenant, if it is let, and the lease start date.
- Documents, including the legal and valuation papers (shown to registered investors).
Step 4: Fund your wallet and invest
Add money by bank transfer using your unique payment reference. Once the bank receipt is matched, the funds appear in your wallet and you can buy units. Any amount that does not divide into whole units is refunded to your wallet, never rounded up.
Step 5: Receive income or your exit payout
- Rent n Grow: rent, less expenses, fees and withholding tax, is paid to your wallet.
- Build n Sell / Buy n Sell: you receive your share of the sale proceeds at exit.
What does PKR 25,000 realistically earn?
That depends entirely on the property. If a shop yields 7% gross a year, PKR 25,000 would earn about PKR 1,750 a year before fees and tax, about PKR 146 a month. Small amounts earn small rent; the benefit is access and spreading across several properties, not quick riches.
Costs to know about
An entry fee, an annual management fee, and an exit fee may apply, plus withholding tax on income. Read the fee schedule before paying.
Risks
Capital is at risk. Units may be hard to sell before the planned exit. Yields and sale prices are targets, not guarantees. Only invest what you can leave untouched for the term.
