Rental Yields in Lahore, Karachi and Islamabad: Why Investors Pool Capital
Property in Pakistan's three largest cities has long attracted savers who want an asset that earns rent and can grow in value. The difficulty is size: a good shop or apartment costs crores, and one asset means one tenant and one location. Pooling capital changes the maths. This article explains how investors look at rental yield in Lahore, Karachi and Islamabad, and how to read yield figures without being misled.
Why pooled capital makes sense for rental property
- Ticket size. A commercial unit in a prime area can cost PKR 1 to 3 crore. Pooling lets many people take a share of the same unit.
- Spread of risk. One vacant shop is 100% of your income if you own it alone. If you hold small shares of five properties, one vacancy matters less.
- Professional management. A pooled property is let, maintained and accounted for by one operator, not by each owner.
How rental yield is measured
Gross rental yield = (monthly rent x 12) / property value.
Take a shop valued at PKR 1.03 crore that is let at PKR 66,000 a month. Annual rent is PKR 792,000. Yield is 792,000 / 10,300,000 = 7.68% before expenses, fees and tax. Net yield is lower. Compare listings on the same basis: always ask whether a quoted yield is gross or net.
What drives rent and value in each city
Islamabad. Planned societies, commercial plazas and malls near new developments. Rent depends on footfall, access and the brand that takes the space. Look at the lease, not only the location.
Lahore. A large, dense market with strong demand for commercial frontage and rental homes. Demand varies sharply by area and by street.
Karachi. The country's biggest economy with deep commercial demand. Titles, approvals and maintenance deserve extra care.
In every city, the same four questions matter: Is it let? On what lease? To whom? And what happens if the tenant leaves?
Questions to ask about any yield figure
- Is the yield gross or net of expenses, fees and withholding tax?
- Is the rent current and contracted, or an estimate for when the property is let?
- For how long is the lease, and who is the tenant?
- What are the fees that come out before you are paid?
- What happens if the property is empty for months?
How WIZ handles this
Each listing shows its value, its units and, where it is let, the monthly rent. A property marked Rented has a tenant and a lease start date on record; one marked Not rented yet shows a target only. Browse current properties and read the documents behind each one. Yields are targets, not promises, and capital is at risk.
Frequently asked questions
What is a good rental yield in Pakistan?
There is no single number. Compare gross yield with gross and net with net, and check whether the rent is contracted today or only expected, who the tenant is and how long the lease runs.
Why pool money instead of buying alone?
Pooling lowers the ticket size, lets you spread across several properties and removes landlord work, while one operator lets and maintains the property.
Does a higher yield mean a better investment?
Not necessarily. A high yield can point to a weaker location or an overstated rent. Look at the lease, the tenant and the price together.
