Fractional Property Ownership in Pakistan: A Complete Guide for Investors

WWIZ Research · 03 Oct 2026 · 4 min read

Fractional property ownership lets many people own one property together, each holding a small, defined share. Instead of needing PKR 1 crore to buy a shop in Islamabad, you can start with PKR 25,000 and hold a measured slice of the same shop. This guide explains how that works in Pakistan, what you actually own, how you earn, and what can go wrong.

What is fractional real estate investment?

A property is divided into units of equal value. On WIZ, a unit is typically PKR 1,000 or PKR 100,000, depending on the property. If a shop is valued at PKR 1.03 crore and each unit is PKR 1,000, the shop has 10,300 units. Buy 250 units and you hold 250 / 10,300 of that property, which is 2.4272%. Your share is computed from the unit ledger to four decimals, and the shares of all investors always add up to exactly 100%.

How do you earn from a fractional property?

There are two ways, and a property usually leans on one of them:

  • Rental income. When the shop or floor is let, the rent is collected, expenses and fees are deducted, withholding tax is applied, and the balance is paid to unit holders in proportion to their units.
  • Capital gain on exit. In a buy and resell or build and sell project, the property is sold at the end of the plan. After costs, the sale proceeds are shared in proportion to units.

Neither is guaranteed. Rent depends on the property staying let, and a sale price depends on the market on the day you sell.

Why people choose fractional ownership

  1. A low entry ticket. Start from PKR 25,000 instead of saving for years.
  2. Diversification. Spread PKR 500,000 across five properties instead of one.
  3. No landlord work. You do not find tenants, collect rent or chase repairs.
  4. A clear record. Every rupee in and out is on an append-only ledger.

What you should check before investing

  • Who holds the property? Ask which legal entity holds it and how your units are recorded.
  • Where does the money go? Each property should have its own designated bank account. See segregated accounts.
  • What are the fees? Entry, management, performance and exit fees all reduce your return. Read the fee schedule.
  • How do you exit? Units may not be easy to sell before the planned exit. Plan to hold for the stated term.

Risks in plain words

Capital is at risk. A property can stay empty, rents can fall, a build can run late and a sale can fetch less than planned. Figures shown on any listing are targets, not promises. Never invest money you may need at short notice.

How to start

  1. Create an account and complete KYC with your CNIC or passport.
  2. Browse open properties and read the documents on each one.
  3. Choose the number of units, pay by wallet or bank transfer, and receive your unit certificate once the bank receipt is matched.

Frequently asked questions

What is the minimum to start fractional property investment in Pakistan?

On WIZ the minimum is PKR 25,000, which buys whole units of one property. The exact unit price is shown on each listing.

Do I own the property if I hold units?

You own units in a specific property as recorded on its ledger. The legal wrapper for how units are formally held is still being finalised, which the site states openly. Read the risk disclosure before investing.

Is rental income from fractional property guaranteed?

No. Rent depends on the property being let and on expenses, fees and tax. Every figure on a listing is a target, not a promise.
