Rent n Grow, Build n Sell or Buy n Sell: Which Property Investment Fits You?
Not every property investment works the same way. The scheme decides how you earn, how long your money is tied up and which risks you carry. WIZ lists three schemes. Here is how to choose between them.
Rent n Grow (buy and hold)
The property is bought or already owned, and it is let to earn rent. Rent, after expenses, fees and tax, is paid to unit holders each month. Over time the property may also rise in value.
- Best for: people who want regular income and a long holding period.
- Time frame: typically years.
- Main risks: vacancy, a tenant leaving, rent not rising, maintenance costs.
- Example: the Plot 6 Plaza in Zaraj Housing Society is offered floor by floor. Each floor earns its share of the rent.
Build n Sell (develop and sell)
Land is bought, a building is constructed and the finished property is sold at the end. Investors share the sale profit.
- Best for: people comfortable waiting 12 to 30 months for one payout.
- Main risks: construction delay, cost overrun, a lower sale price, approvals.
- Example: the Plot 5 Plaza plan is a PKR 18 crore build (PKR 8 crore land and PKR 10 crore construction) with a target sale of PKR 22 crore. A target is not a promise.
Buy n Sell (buy and resell)
An existing property is bought and resold, usually within about a year. Profit comes from the difference between buying and selling prices, after costs.
- Best for: shorter holding periods with a single payout.
- Main risks: the market moving against the sale, a slow sale, transfer costs.

How to choose
- Need income now? Rent n Grow.
- Can you leave money untouched for 2 years or more? Build n Sell may suit you.
- Want a shorter plan? Buy n Sell.
- Not sure? Split your money across schemes, in small units, rather than choosing one.
Whatever you pick, read the property's documents, the fee schedule and the risk disclosure first. See all open properties by scheme.
Frequently asked questions
What is the difference between Rent n Grow and Build n Sell?
Rent n Grow earns monthly rent from a let property over years. Build n Sell constructs a property and shares the sale profit at the end, with no income in between.
How long is my money tied up in a build and sell project?
Usually 12 to 30 months, depending on funding, construction and the sale. Units may not be easy to sell earlier.
Which scheme is lowest risk?
No property scheme is risk free. Each has different risks: vacancy for rentals, delay and cost for builds, and sale price for resale. Spreading across schemes can reduce reliance on one.
