Build and Sell Property Projects Explained: Costs, Timeline and Risks
In a build and sell project, investors pool money to buy land, construct a building and sell it. The profit, if there is one, is shared between unit holders. There is no rent along the way; the whole result comes at the end. Here is how to read one.
The basic plan
- Raise the money. Units are sold until the target is funded, by a closing date.
- Buy the land.
- Construct. A cost budget is followed.
- Sell the finished property.
- Distribute. Sale proceeds, after costs and fees, are paid out in proportion to units.
An illustrative example
A planned 5 marla plaza: land PKR 8 crore, construction PKR 10 crore, total PKR 18 crore. With units of PKR 100,000, that is 1,800 units. A target sale price of PKR 22 crore, if achieved, would leave PKR 4 crore before sale costs, fees and tax to be shared across 1,800 units, about PKR 222,000 per unit before those deductions. That is a target. The real price could be lower, and costs could be higher.
What drives the outcome
- Land price compared with what the finished building can sell for
- Construction cost and whether the budget holds
- Timeline, since delay ties up money and adds costs
- The market on the day you sell
- Approvals before building starts
The cost budget
A good listing shows the budget by head: land, construction, duty, professional fees, contingency. As work proceeds, actual costs should be compared to the budget, and variances flagged. Ask to see that.
The timeline
Build and sell projects usually run 12 to 30 months. For example, a pool may stay open until a set date, construction may take around 15 months after funding, and the sale follows completion. Delays are common in construction; plan for them.
Risks
- Cost overrun. Materials and labour can rise.
- Delay. Slower approvals or building.
- Lower sale price. The market can move against you.
- No income meanwhile. Your money is tied up.
- Limited exit. Units may not be easy to sell before the sale.
Is it right for you?
It may suit investors who can leave money untouched for two years or more and accept a result that is uncertain. If you want regular income, look at Rent n Grow instead. See the current build-and-sell listing, read its documents, and treat every figure as a target, not a promise.
Frequently asked questions
How do investors earn in a build and sell project?
From the sale of the finished property. After costs, fees and tax, proceeds are shared in proportion to units. There is no rent along the way.
What if the building costs more than planned?
A cost overrun reduces the profit and can even cause a loss. Ask to see the budget and how actual costs are compared with it.
Is the target sale price guaranteed?
No. It is a target. The actual price depends on the market on the day of sale.
