What Is a REIT? REITs vs Fractional Property Ownership in Pakistan
Two ideas often get mixed up: REITs and fractional property ownership. Both let you invest in real estate without buying a whole building, but they work differently.
What is a REIT?
A Real Estate Investment Trust is a regulated structure that holds property (or finances it) and sells units to the public. In Pakistan, REITs are regulated by the Securities and Exchange Commission of Pakistan (SECP) under REIT regulations, and some units are traded on the stock exchange. You hold units of a pool of assets managed by a professional manager under trust rules.
What is fractional property ownership?
You buy units in a specific, named property (one shop, one floor, one plaza). Your units, and the rent or sale proceeds that follow, are tied to that property alone. Platforms like WIZ record units on a ledger and keep each property in its own entity, bank account and books.
The differences
| REIT | Fractional property | |
|---|---|---|
| What you own | Units of a pool of assets | Units of one chosen property |
| Choice | Choose the REIT, not each asset | Choose the exact property |
| Liquidity | May trade on the exchange | May not be easy to sell before exit |
| Regulation | Set by REIT regulations | Structure still being finalised on WIZ |
| Income | Dividends from the pool | Rent from that property |
| Diversification | Built in | You build it by buying several |
Which suits whom?
- A REIT may suit you if you want a ready-made diversified pool, easier trading and an established regulatory framework.
- Fractional property may suit you if you want to pick specific assets, see exactly what you own, and follow one property's rent or sale.
Many investors use both, because they behave differently.
Be clear about regulation
If a platform says it is regulated, ask by whom and under which rules. WIZ states openly that the legal entity model for how investors formally hold their stake is still being finalised, and publishes its safeguards on segregated accounts. Read the risk disclosure.
Common risks to both
Property values and rents can fall, income is not guaranteed, and fees reduce returns. This is general information, not investment advice.
