Property Tax in Pakistan for Investors: Rental Income, Advance Tax and Withholding
Tax is a real part of property returns, and it is one of the most misunderstood. This overview explains the kinds of tax a property investor in Pakistan commonly meets. It is general information, not tax advice. Rates and rules change, often in the federal budget, so always check the current position with the FBR or a tax adviser.
1. Tax on rental income
Rent is income and is taxable. Depending on your situation, tax may be deducted before you receive the rent (withholding) and then credited against your final liability, or you may declare and pay it in your return. How it applies to you depends on your total income and your status.
2. Advance tax when buying or selling property
Pakistan has advance taxes tied to property transactions. Two commonly discussed ones are:
- Section 236K, collected on the purchase of immovable property.
- Section 236C, collected on the sale of immovable property.
These are generally treated as advance payments against your tax, and the rate can differ for filers and non-filers. Rates change; do not rely on a number from an old article.
3. Filer and non-filer status
Being on the Active Taxpayer List usually means lower rates on many transactions and withholdings. Non-filers tend to pay more. If you invest regularly, it is worth being a filer.
4. How tax appears on a pooled property
When a property pays out income:
- The payout is calculated on the record date.
- Withholding tax is applied at the rate in force on that date, which can depend on your filer status.
- The net amount is paid to your wallet, and a statement and certificate show the tax withheld.
WIZ keeps the rates in a dated table, so a past distribution can always be reproduced even after a rate change.
5. Keep your records
- Statements and certificates of tax withheld
- Proof of purchase and sale of your units
- Any advance tax receipts
You may need them for your return and to claim credit for tax already withheld.
What to ask your adviser
- How is my rental or sale income from pooled property taxed?
- Can I claim credit for tax withheld?
- What changes if I am a non-filer, or an overseas resident?
- What must I declare in my wealth statement?
Read how this appears in practice in how distributions and withholding work and on the fees page.
