Investing in Islamabad Property: How to Judge a Location Before You Buy Units
Islamabad is a planned city with many societies and commercial zones, and the quality of each location varies a great deal. Before you buy units in any Islamabad property, from a shop in DHA Defence Phase 2 to a plaza in Zaraj Housing Society, judge the location on facts, not on a brochure.
1. Access and connectivity
How easily can customers and tenants reach it? Look at main roads, nearby interchanges, and how traffic behaves at peak hours. A great building on a hard-to-reach street struggles to hold tenants.
2. Who walks past?
For a shop, footfall matters more than almost anything: nearby malls, offices, schools, residential density. For a flat, think of who rents there: families, professionals, students.
3. How built-out is the society?
A new society may offer lower prices and room to grow, but income depends on people actually arriving. Compare how much of the area is built and occupied now, not in a master plan.
4. Approvals and title
Ask whether the plot or building has the approvals it needs and whether the title is clear. A property platform should show you documents. Read what is available on each listing.
5. The building and the lease
- Age and condition of the building
- Parking and service access
- Who the tenant is and when the lease started and ends
- Who pays maintenance
6. Price against rent
Work out gross yield: (monthly rent x 12) / value. A very high yield may point to a weak location or an overstated rent; a very low one may mean you are paying for growth that may not come. See how to calculate rental yield.
7. Exit
Ask how and when you can exit. A property bought to resell has a plan and a timeline; a rental is usually held for years.
