Commercial Shops vs Residential Flats: Which Earns More Rent in Pakistan?

WWIZ Research · 03 Feb 2025 · 3 min read

Investors often ask which rents better: a shop or a flat. The honest answer is that they trade different things. Commercial space usually offers higher rent on value and longer leases, but fewer tenants and bigger gaps when empty. Residential space is easier to let but usually earns less on value.

Commercial shops and offices

Typical strengths

  • Higher rent relative to value. Commercial yields are often above residential ones in the same city.
  • Longer leases. Brand tenants may sign for several years, giving steadier income.
  • Annual increases. Leases often include a yearly rent increase.

Typical weaknesses

  • Fewer tenants. Finding a new commercial tenant can take months.
  • Location is everything. Footfall, access and parking decide demand.
  • Fit-out. A tenant leaving may mean costs to restore the space.

Residential flats and houses

Strengths

  • Deeper tenant pool. More people look for homes than shops.
  • Easier to let again.
  • Lower upkeep surprises in newer buildings.

Weaknesses

  • Lower yield on value in many areas.
  • Shorter tenancies and more frequent turnover.
  • More wear from daily living.

A quick comparison with an example

A shop valued at PKR 1.03 crore let at PKR 66,000 a month gives a gross yield of 7.68%. A flat of the same value might let for less per month; compare the exact figures for the exact property, not the category. Always compare gross with gross and net with net. See how to calculate rental yield.

Questions to ask for either type

  1. Is it let now, and on what lease?
  2. Who is the tenant, and how reliable are they?
  3. What happens in a vacant month?
  4. Who pays maintenance and property tax?
  5. What are the fees on top?

A balanced approach

Because units are small, you do not have to choose one. You can hold some of a let shop for steadier income and some of a floor or flat for broader demand. WIZ lists both commercial floors and apartment units; see current properties. Yields and rents are targets, not promises.
